Text Box: How is the Market?
The statistics are in for Early Fall 2006. 
According to the MLS, there are almost 15% more houses on the market than there were last year. The number if days on the market is about 20 days longer than last year at 119 days on average. What is surprising is that average value of sold homes is actually up by 5.78% over last year. It is the number of homes that have sold that is down Cape-wide by 22%. What this means is that sellers are pricing their properties closer to the actual market value at the outset as is evidenced by the average listing price being lower this year by 2%. Buyers who are well-educated in the market and represented by Buyers’ agents are seeing the value and acting accordingly.
What is clear is the fact that many homeowners on Cape Cod don’t need to sell right away. They are more willing to wait for the right buyer and are sticking to their prices more firmly than other areas of the state and the country.
Interest Rates
The 30 year fixed rate average at time of print is 5.76% which is down from right around 6.32% in July.
