Text Box: How is the Market?
The statistics are in for mid-year 2006. Although in general the Cape has seen a downturn in the housing market this year, the Lower Cape does not seem to be affected as much as other areas.  For instance, Eastham has seen a sales increase compared to 2005 of single family homes of 21%. Orleans’ sales have gone up by 23%. Brewster is slightly down by 5%. In addition, the number of days on the market for Orleans is virtually the same as last year and Eastham is actually showing homes for 12% less time. Prices have not reduced as much as we have been hearing. The statistics show that in all of Barnstable County, the median price of single family homes has, in actuality, increased from $395,000 in 2005 to $403,000 in 2006. The bulk of the price reductions may simply be in the higher end of the market where sellers are acknowledging changing times.
Interest Rates
In mid– July we saw a small drop in interest rates from a high near the beginning of the month over 6.37%. The average at time of print was 6.32% which is up from right around 6% in May. Adding to the increase in sales this year is the fact that many Cape Codders are seeing their adjustable rate mortgages go up and home values go down.
